Great location beach house
Perfect, quiet location on the beach! Plenty of space for family and lots of indoor and outdoor seating. Little bit of wear and tear but super comfy and pictures are great representation of the house. It was perfect for us!

Fit our family
Honestly, and personally, I would stay here again. There are some imperfections throughout the house and deck, so if you are someone that wants perfection do not stay here. You get what you pay for. These imperfections did not change how I feel and how it fit my family perfectly. We did not spend too much time inside the house. We were outside majority of our stay.

Good location and space but needs improvement
While the space and location of this property is great, including good amenities such as kayaks and boogie boards, there is much room for improvement. They have a cockroach problem in the kitchen which was pretty gross - we killed multiple every night in the cabinets / on the counters / on the floor. There is a leak in the basement where water pools, making the room unusable. The cleaning crews also entered unannounced 2 hours early for check out. I would not come back unless they fixed these problems.

The perfect beach house
We stayed here with our family of 7 and 2 dogs. Adults, kids and an infant. The house was perfect for us. Space and rooms for everyone to spread out. The property has a rustic charm which I appreciate. The house has a such a cozy feel that you know hundreds of memories were made there. We had the best time and the memories we made are now imprinted on the house too. It’s a time we’ll never forget. Location was amazing. I love this rustic charm beach property. I highly recommend. Thank you so much!!

Wedding week
The best week of my life! The house has tons of room and was clean. After reading other reviews I was quiet nervous about having my wedding week at this house. It is an older and weathered house, quirky for sure (which tends to fit our group)! Definitely glad it was a cool week as the ac is not up to par. We were able to leave the air off and open doors and windows. The extra refrigerator and futon in the basement is definitely a plus. The decks were huge and came in very useful and the view is WONDERFUL! Take toilet paper and paper towels as there were not enough for the number of guests the house holds. The two twin beds were apparently pretty uncomfortable but the couches pull out and friends were able to sleep there instead. Probably a bit much price wise but only because it’s an older dated home that could use some TLC. I’d do it all over again next week if I could!

So-So Property
The property was very clean, the bed very comfortable and hot water in the showers. We had two plumbing issues that existed prior to our arrival that had to be addressed while we were there which was a hassle and disappointing. The property seems as if it was meshed together over the years and the floors are uneven and many of the doors don't close. The basement/dungeon is not really usable in my opinion. This place seemed more about sleeping as many folks as possible than having a nice property.

All went very well until we were there and saw what we were getting for our money. The property needs much work to bring it up to the value and safety of the cost of rental.

Although the location, being on a private beach was amazing, the house could use some work. We came in contact with evidence of rats(feces) and a couple of water bugs. Downstairs definitely needs fixing up because: insulation and leaking pipes are shown. That might be the cause of the rodent and water bug situation. Other than that, we enjoyed ourselves.

Excellent Folly Beach rental
We really enjoyed our stay at Just Beachy! The home is in a great location and is well supplied with everything you will need. We felt the house matched the description perfectly and was clean for us to arrive. The property manager did a great job in making sure our stay met expectations. We would definitely stay at Just Beachy again.

Family graduation celebration
We were in town to celebrate our daughter’s graduation. It was also the first time in over a year that grandparents could be inside with us. House is as described (in overview and reviews). Location is fab, on the beach with a lovely wide deck (with loungers) etc. could do with an umbrella for shade on deck. The sliding door is a huge issue - really stiff and the handles are on the verge of collapse- needs tlc before summer season and a screen door. House is comfortable and spacious but definitely needs updating and a review of utensils. You get what you pay for as it was decent value for our stay. And the marvelous views. Loved that you could bring dogs - we brought covers for the furniture in case, so I’d recommend supplying those. Would also recommend a gate at the top of the stairs to deck as dogs are not allowed on the beach between 10am-6pm in season. All in all a great spot to base ourselves for our daughter’s graduation from College of Charleston! Extra shout out to Mother Nature for providing us with a week of glorious weather.

Over all...

Neglected Property
This property is not "by Owner" but by a property company... and it shows by the wear and tear and lack of upkeep on this house. We saw all the negative reviews reflected by previous renters in our own experience. Our major issues with the home: - Decking not safe for children, we had to ban them from touching railings after splinters. Outdoor shower does not work properly. - Flooring in home was not level and sloped in the main area - can also see the support defects from outside of the home too. Flooring is uneven, damaged, and carpets riddled with stains. - Kitchen: Ceiling did have a lot of food stains, much of the assorted kitchen wear was not clean. Pretty sure the dishwasher was not doing much - had to run it several times when we did not hand-wash. - Beds are not comfortable and creaky. Pillows are flat and bedding was quite worn. Master bedroom door does not close and makes a horrid creaking noise when opening. A lot of the bedroom drawers were already broken and showing heavy wear. Weirdly, the main door goes through the twin bedroom, and not through an entrance area. - Only white towels were provided, no beach towels. Kitchen is NOT stocked with anything outside of half full salt and pepper shakers, one bottle of oil, a few dishwasher packs, and dishsoap. There are a few rolls of cheapie Paper towels and two rolls of TP in all the bathrooms. - Basement smells of water damage (but does have a new washer and dryer) - DO NOT depend on the futons in the basement for sleeping arrangements! We have VOWED never to stay in another home that is managed by a company. The lack of care and maintenance of this home is obvious the moment you walk in. I would not recommend renting this home.

Quiet end of the beach. Very nice linens, good bathrooms. Could use more coffee cups a a few wine glasses. Bring your own ice cube trays. It was just what we needed.

Dirty and run down
This house was very dirty and run down to say the least. There was black hair at the shower drain and sand, so I know the shower was not cleaned. There was black dog hair in the sheets. My three-year-old daughter was playing on the back deck and a vertical piece of the handrail fell to the ground. It was a miracle that she didn’t fall through to the ground! The garage door was open a little bit when we got there, we closed it, then realized it was broken at the top. Everything in the kitchen was dirty. There were some pans that were horrendous. Everything we used we washed before we used it. The kitchen cabinets were sticky. Even the dining room table, had not been wiped down. There were several vertical blinds missing from the sliding glass door. When we opened it for the first time, one fell off. The bathroom floors are sticky. There was a pill in the middle bedroom behind the bedside table. It was left there from a previous renter and we left it there. It’s probably still there. The front bedroom shower didn’t work very well. We all used the back bedroom shower because that one was the best option. Though there is mildew on the shower curtain. The basement seemed like it could be fun, but all the pool balls and pool sticks were sticky and dirty. We saved for over a year to rent a place at the beach and I can honestly say that this house was not worth it other than being oceanfront. The owners of this home do not care about this house at all. Before we rented the house, I called and asked about the middle bathroom shower, if it was a walk-in or not because I could not tell from the photos. They said that it was a walk-in. Which was very important because my brother is disabled. It turns out, that it was a small single shower stall, and he still could not get in that shower because it was so small. The couches are very dirty and smell like urine. The rugs in the living room are curled up which are tripping hazards. You will see how dirty the walls are, and even some of the ceilings. In the kitchen you’ll see food on the ceiling and the place is just very dirty and an extreme let down. There is no way we would ever rent this home again and it saddens me that we saved so long for a house like this. The pictures do not reflect how dirty the place is. The cable goes out every 10 minutes. The owners need to take this house off of the rental market and fix it up. Overpriced, dirty, not worth it.

We had a wonderful week at this property with our family. Was more spacious than anticipated. Loved the porch and how close it was to the beach. Was pretty clean. Overall truly enjoyed the space and location.

Excellent location and view
This property provided everything we were looking for. We wanted a relaxing vacation at the beach and this property delivered just that. The view and location make up for some of the downsides. I think the previous guest made pizza in the oven and didn't clean it up. When I turned the oven on it began to smoke from the burning leftover pizza on the bottom. The vent hood does not work so we had to get a fan to help ventilate the kitchen. Needless to say, we were unable to use the oven. The property is a bit dated and could use a refresh - but it provided all we needed and the beds were comfortable. Check out was super easy.

Great location but needs some love
We absolutely loved Folly Beach but this house had some real issues: The gas grill does not work at all The ice maker is broken The microwave is broken (instead of fixing it, they have added another micro) The house is just generally pretty dirty and run down The deck gave at least two people giant splinters There was no hand soap Lots of crumbs and dirty things in the kitchen This house has so much potential. For the money, we expected more!

Great location
This property had a great location and the toys that came with the place were perfect to keep us entertained. But, on arrival, after walking in the house for 5 minutes out feet were black. The water situation was rough. If water was running anywhere else you couldn't shower because there was no water pressure. And the basement smelled awful. Overall we enjoyed our stay very much because it allowed our family to be together, but this property could use a little TLC.
